This building, deeply rooted in the urban fabric of San Sebasti\u00e1n\u2019s Old Town, has undergone various works aimed at ensuring its conservation, safety and efficiency. <\/p>\n\n<h3 class=\"wp-block-heading\">\ud83d\udee0\ufe0f Background information<\/h3>\n\n<h4 class=\"wp-block-heading\">\ud83c\udfd7\ufe0f Integral Rehabilitation (2004-2007)<\/h4>\n\n<p>Between 2004 and 2007, the building underwent a major comprehensive refurbishment led by the architect Jos\u00e9 Mari Querejeta, with the aim of adapting it to house a haurreskola and classrooms for children aged 2 to 7. The project, which preserved the original architectural features, involved an investment of around \u20ac5 million, of which \u20ac800,000 was specifically allocated to the restoration of the fa\u00e7ades. <\/p>\n\n<h3 class=\"wp-block-heading\">\u267b\ufe0f Efficiency and sanitation improvement<\/h3>\n\n<h4 class=\"wp-block-heading\">\ud83e\uddf1 Performance in the Urgull building (2016)<\/h4>\n\n<p>The Urgull building, which is also part of the Orixe Ikastola, was refurbished in 2016 to improve its thermal insulation, prevent damp and remove asbestos-containing materials. The work included a new insulated fa\u00e7ade, the waterproofing of terraces and improvements to the building envelope, with an approximate budget of \u20ac417,000, jointly funded by Donostia City Council and the Basque Government. <\/p>\n\n<h3 class=\"wp-block-heading\">\ud83e\uddf1 Recent restoration of facade<\/h3>\n\n<h4 class=\"wp-block-heading\">\ud83c\udfdb\ufe0f Intervention in 2024<\/h4>\n\n<p>Due to the progressive deterioration of the sandstone on the main fa\u00e7ade of the Zuloaga building, which posed a risk of falling debris, an urgent restoration project was approved in 2024. The project, drawn up by Zetabi Arkitektura Bulegoa, includes measures such as: <\/p>\n\n<ul class=\"wp-block-list\">\n<li>Stone cleaning<\/li>\n\n\n\n<li>Elimination of biotic colonisation<\/li>\n\n\n\n<li>Replacing joints with hydraulic lime mortar<\/li>\n\n\n\n<li>Repair of cornices and original woodwork<\/li>\n<\/ul>\n\n<p>This action, with a budget of 376,000 euros and a completion period of six months, aims to guarantee structural safety and preserve the historical value of the building.<\/p>\n\n<h3 class=\"wp-block-heading\">\ud83e\udde9 Framework for our intervention<\/h3>\n\n<p>Our proposed intervention is set against this backdrop of ongoing work on the building; it aims to build on the conservation efforts already undertaken, incorporating modern technical solutions that are compatible with the building\u2019s architectural identity and its educational requirements.
